Independent Living residents enter into a contract that includes an upfront entrance fee and a predictable monthly fee. How much you pay each month for Independent Living will be determined by the contract type you choose and the size of your selected residence.

Flexible fee structures are available to balance your upfront entrance fee and ongoing monthly rate. As an independent living resident, Life Care is included and provides priority, lifetime access and predictable, discounted rates for all future levels of care – Assisted Living, Memory Care, Rehab, and Long-Term Care – should your needs ever change. (Note: Direct admission to our health care levels follows a separate direct-pay fee structure.)

How it Works

Your one-time Entrance Fee is based on your selected apartment style and the refund plan that best fits your financial strategy. We offer three flexible options designed for your peace of mind:

90% Refundable Plan: Offers maximum estate preservation with a 90% refund to you or your estate.
50% Refundable Plan: Balances your initial investment, amortizing over 25 months to a guaranteed minimum 50% refund.
0% Amortizing Plan: Minimizes your upfront entrance fee, amortizing over 50 months to a 0% refund.

In addition to your entrance fee, an ongoing monthly fee covers daily living, maintenance, and community services. This rate is determined by the size and style of your home, as well as single or joint residency.
